Deadline draws near to enter the lottery for affordable housing

Lottery applications are being accepted through Dec. 14 for the last few “affordable units” included in the Providence Landing housing project near Vandenberg Village.

A drawing will be held Dec. 28 to determine which applicants will be given the opportunity to buy about six affordable units ranging in price from $88,800 to $177,100, said Susan Everett, an affordable housing planner for Santa Barbara County's Housing and Community Development office.


Providence Landing, a 327-unit project near Constellation Road and Highway 1 approved by the county last year, includes 61 affordable units.

Applicants for the handful of remaining reduced-price townhouses must be first-time homebuyers, cannot own any other residential property, and must live or work within the county. During the first 10 years, resale of the units is restricted and the equity value is shared with the county.

Income limitations also apply. For units in the “very low-income” category, maximum income is $26,300 for two-person households, up to $35,550 for households with five people. The range for “low-income” units is $42,100 to $56,850, and for “lower-moderate” units it's $52,650 to $71,050.

Lottery winners will be asked to complete income-certification applications by Jan. 8, Everett said.

Buyers also must be able to put up at least 5 percent of the purchase price as a down payment.
