Hello All,

The Laguna Beach day labor site land goes on public auction July 23 (Monday). I've included a link above where you can view the details.

You will see the opening bid is $950,000. Yes, that is just short of a MILLION Dollars! (the day labor site pays only $400 per month for rent)

Caltrans has had the land appraised and determined the best use would be "light commercial".

The City of Laguna Beach on the other hand has stated they will NOT approve of zoning for such use and they claim that it's "open space". That means the land can NEVER be developed.

Laguna Beach got their own appraisal done, and they are claiming the land is worth far less. (I've heard the amount from an unnamed source and trust me, it's a HUGE discrepancy).

What I think may be taking place here is that the city of Laguna Beach may try to get the land declared "open space", get the property for a very cheap price, and then continue to keep portable (non permanent) buildings on it, such as the trailer they currently have placed there for the day labor site office, as well as the porta-potties. (I've learned from Caltrans Sacramento office of Excess Land that this is called "discriminatory zoning" and it takes place between cities and Caltrans all the time and most of the time it ends in a huge court battle.)

It's imperative that a buyer is found to purchase this land!
